The first mistake people make is probably the worst thing you can do to your tile & grout. Wax products or shiny coatings do not belong on tile floors. I get paid very well to remove failing coatings from tile and wood floors way more often then I should… If you want shiny floors you must buy shiny floors from the dealer because coatings will fail over time, dull out, peel, scratch, flake and look horrible eventually and the only solution is to have the coating stripped.
The Images next to this article show an extreme case of a badly failed wax coating that had so much dirt embedded in it the floor was nearly black. This floor had to be stripped and cleaned to restore it which did cost a lot more then a normal tile cleaning would have.
The second mistake people make when trying to keep their tile & grout clean is falling for product marketing. When you go into the local big box store to buy cleaning products there are hundreds of shiny labels on the shelf with catchy buzz phrases and claims of super strength cleaning abilities, but the truth is most store bought tile cleaning products leave sticky residue on the floor that attracts dirt. The third mistake people make is not vacuuming or dust mopping before wet mopping. Dry dirt is the easiest dirt to remove and if you remove it before you wet mop you prevent spreading the wet dirt off of the tile and into the grout lines where it will stick and build up over time.
The fourth mistake people make is not getting professional cleaning often enough. Grout is absorbent and when you wet mop the floor with a detergent product like fabuloso the dirty water absorbs into the grout pores and over time the oils and dirt building up in the grout can and will stain or discolor the grout.
